A condition of

High Peak holidays
include all Queensland School Holidays and all Queensland Public
Holidays. Low Peak holidays include weekends and week days
which do not apply in the High Peak season. |

No Booking is
guaranteed until full payment is received and the booking
confirmed by email. |
 |
HIGH PEAK
CANCELLATIONS:
there will be no refund unless and until the cottages are re-let
for the total period of the original booking. |
 |
In the case of a
full refund there will be an administration fee deducted of
$50.00 to cover the costs of processing and cancelling the
booking. |
 |
LOW PEAK
CANCELLATIONS:
If the booking is cancelled 21 days or less prior to the planned
arrival date there will be no refund unless and until the
cottages are re-let for the total period of the original
booking. |
 |
In the case of a

BOOKING
CONDITIONS:
there is a minimum 2 nights booking for all low peak bookings
and a minimum 3 nights booking for all high peak bookings.

We have a flexible
check-in and check-out policy as this is determined by vehicle
barge times available. Usually guests have the freedom to
arrive at and depart from the cottages at any time of day, but
on occasion depending on the availability and the need for the
cleaners to complete their tasks, guests may be asked to arrive
and depart at specific times. |
 |
The owners of
Teacosy Cottages are not responsible if the chosen holiday
accommodation does not ‘meet’ the expectations of
individual guests. Guests are reminded that these cottages
provide dog friendly holidays and are not star rated. No refund
will be given if guests decide to vacate the premises earlier
than the planned departure date, because the accommodation does
not ‘meet’ the expected style required. To reduce the

The owners of
Teacosy Cottages will not be held responsible for failure of
utilities and essential services as in electricity and water,
nor appliances, should they cease to function. In these
circumstances every attempt will be made by the owners of
Teacosy Cottages to contact the appropriate authorities to
report failures and/or repairs and have matters rectified as
soon as is possible. Immediate repairs may be beyond our
control but will be rectified as soon as possible. No refund or
discount will be made for unusable appliances awaiting repair.
Holiday guests will agree for a Teacosy Cottage nominee to enter
the rented premises to carry out any necessary repairs or
maintenance. |

‘Call outs’
identified as non urgent will incur a call out fee of $25.00 |
 |
Guests are required
to supply their own linen, blankets/doonas, pillow cases and are
expected to use them. The covers on the beds and pillows are
for presentation purposes only and must not be used instead of
the guest’s linen. |
 |
Telephones and
broadband are not provided in the cottages and it is suggested
that all guests have their own mobile phone. [The island has
good Telstra coverage.] |
 |
SMOKING: is permitted outside the cottages but all butts must be collected,
wrapped and placed in the garbage bin.
 |
CLEANING:
The
cottages are cleaned by Teacosy Cleaners prior to arrival. We ask
that you leave the property in a clean and tidy condition prior to
your departure time. |
 |
PETS:
all clean and dry dogs are welcome inside and outside the cottages.
Wet, dirty dogs must remain outside until they are clean and dry.
Guests must take the necessary steps to ensure that all the carpets
are looked after and that all pet hair is removed. |
 |
Both
cottages are securely fenced for small to large dogs but owners must
be aware that the Island has a tick problem and ensure that their
dog[s] have up to date flea/tick protection. Teacosy Cottage owners
will not be responsible for any illness or attack on owner’s dogs.
It is the owner’s responsibility to ensure the dogs are protected
from snakes and a sensible management programme will not permit dogs
to stray into long grass or into the ‘rain forest.’ |

INDEMNITY:
you, the tenant, indemnify Teacosy Cottage owners against any
liability which may attach to Teacosy Cottage accommodation as a
result of damage, injury or loss being personal or proprietary
suffered by any person where damage, injury or loss has been
contributed to or caused by any act or occasion of the tenants.
